Happy Birthday, America!

This moment on this South Side front yard perfectly editorializes my feelings about our country: deflated hopes and nostalgia for democracy.

It’s full steam ahead into Coporatocracy, with both Republicans and Democrats serving only the 1% by flagrantly ignoring indisputable evidence of criminal actions in the financial sector that now runs America into the ground. It makes me feel angry, hopeless, scared and sad. Every firecracker that goes off sounds like the American Dream blowing up in our faces.

But then in the course of 24-hours during this Independence weekend, 3 glimmers of hope emerged from the ever-present fireworks smoke that blankets my South Side neighborhood.

Mr. Yummy’s has been quietly for sale for quite a while. Read more about it here. Over the past couple of weeks, folks have been scraping and painting and cleaning the interior, which was a good sign. And then this weekend, the signs above appeared on the building. Mr. Yummy’s (and they’ve kept the sign!) has been re-purposed as a drive-thru laundry service!

I love that they took a look at the layout of this building on its lot at a busy corner and saw a new way to use it without altering the basic fabric. I love that its a rather unique type of business for this area. Personally, I love that I won’t be able to forget to pick up my dry cleaning because there will be a visual reminder twice a day, every day!

Less than a mile away, this old gas station that became an American Legion Post is now becoming something else: an ice cream parlor & deli!

The new owners have been remodeling the inside for a 1950s feel, plan to have both indoor and outdoor seating, and be open for pickles and ice cream by the end of July. And much like Yummy’s, they’re making do with re-purposing a small building, but on an even busier intersection. No need to demolish something – let’s recycle. And it feels like the return of modesty as a virtue.

The 2 storefronts that were El Burrito Loco are in the final stretches of opening as a Turkish restaurant, which adds a great new note to the international symphony that this immediate area has become. It’s great that those storefronts were vacant for such a short period of time.

Actually, it’s great that all 3 of these buildings in my immediate neighborhood were vacant for a short period of time – that they were deemed desirable and usable by 3 sets of brave entrepreneurs willing to take a chance during this Not So Great Depression. Statistically, the odds are stacked against them. Then again, our entire economy has shifted, and maybe you need to be real tiny so the mega-corporations that run the country don’t even notice you. It’s like the sneaky, backdoor way of upholding the American Dream, and I am grateful for the presence – and timing – of these 3 new businesses that fully represent Independence. Happy 4th of July!

Saving the Del Taco Saucer from Politics As Usual

St. Louis is energized over the intent to demolish the flying saucer-shaped Del Taco at South Grand and Forest Park Parkway. Those who love the iconic and unique googie-style building are coupled with those who love the fast food franchise in separate campaigns to save the building and its contents. Those in St. Louis City government who love the developer are fast-tracking a new bill that allows him to demolish a building he originally planned to keep standing, and let him do so without having to follow the usual legal process .

As a blogger concentrating on St. Louis mid-century modernism and an officer of the non-profit organization Modern STL, it’s obvious that I oppose the demolition of The Saucer. But for me, the real story is the troubling and flagrant display of personal politics overshadowing logical thought about the greater good and economic viability of Grand Center and MidTown (a.k.a. Politics As Usual in the City of St. Louis).

Here’s the bullet points of the story:

•In 2007, Developer Rick Yackey pays for a National Register application of all the buildings (including Del Taco) in the Council Plaza. Washington D.C. deems the entire Plaza historically significant and grants it a spot on the National Register of Historic Places.  This National Register placement allows for the use of Historic Tax Credits to offset some Council Plaza redevelopment costs.

• In 2008, the developer is also granted a 10-year tax abatement by the City as part of the 374 South Grand TIF Redevelopment Plan, thus offsetting even more costs.

• In 2009, the corporation running Del Taco files for bankruptcy and allegedly stops paying rent to Council Plaza developers.

• In 2011, the developer wants paying tenants on that property, so revises the Council Plaza plans to demolish The Saucer for construction of a new building rather than find a new tenant for his existing Historic National Register building.

• On June 17, 2011, 19th Ward (where the Plaza resides) Alderwoman applies for an extension of the TIF set to expire at the end of 2011, with no mention of demolishing one of the contributing buildings.

• On June 25th, 2011, without supposedly reviewing details of his plans for the new building or its tenants, the alderwoman introduces a new bill that cancels previous demolition safeguards on the TIF site, and re-blights something that was no longer blighted because TIF monies had improved the site. This will allow the Developer to demolish The Saucer free of legal due-process previously put in place for just such an occurrence.

On the surface, this amounts to a major switcheroo, and begs the questions:
• Who knew what when and how long did they withhold this information?
• Is it OK for the City to condone a Developer playing all sides against each other to have their cake (i.e., historic tax credits and tax abatement) and eat it too?
• Since the City is investing our loss of tax dollars on this project, shouldn’t they diligently research exactly what the new plan is and if it will be economically sound?

The Developer Once Liked The Saucer
It is a common occurrence for development plans to change as a project moves along. At the time Rick Yackey and Bill Bruce bought the 9-acre Council Plaza site, Del Taco was basically the only regularly money-making building left on the site, as the office building and the 2 residential towers were nearly empty. With Del Taco filing bankruptcy in late 2009, it is presumed that they have had problems paying rent on a timely basis and – of this writing – employee rumor has it this particular franchise is now closed, or will be closing shortly.

So, the building that was essentially the only money-maker became a liability, and it’s logical that a development company paying for expensive construction would like some money coming in. As the landlords, they can now find new tenants. Since it’s a drive-thru, a Starbucks springs to mind as a good fit for the building and the area. Considering the building’s location and notoriety, finding a new tenant for one building may be easier than the expense of constructing a new building requiring multiple tenants.

The unique flying saucer building was originally built in 1967 as a Phillips 66 gas station. It had a unique pedigree, as well. At the time, Phillips 66 was known for its bat-wing model, a nation-wide design that came down from their corporate office. But in this rare case, the same architects that designed the rest of Council Plaza also designed this special edition of Phillips 66.

The Council Plaza architects were the firm of Schwartz & Van Hoeffen, who contributed many important buildings to the mid-century St. Louis landscape, including the Engineer’s Club (1959) and Optimists Club (1962) buildings on Lindell Boulevardin the Central West End, and the Mansion House Apartments (1967) in downtown St. Louis. Some of their buildings have already been demolished; these two men were part of the architectural team for the construction of the original Busch Stadium, and as principals in the firm Russell, Mullgardt, Schwartz & Van Hoeffen, they designed Northland Shopping Center, which opened in 1955 and was completely demolished by November 2005.

Aside from it being a fun building that’s captured the hearts of St. Louisans for so many decades, Michael Allen points out in this piece that “Its tapered round form anchors the corner of the complex and offers a memorable counterpoint to the rest of the complex.” But all of these factors weren’t even mentioned in the National Register Application (read it here); it was simply and logically included as one of the reasons “The Council Plaza fully retains its integrity of Design through the retention of its original form, plan, spaces, structure and style… integrity of Workmanship… fully retains integrity of Feeling… retains its integrity of Association and continues to function as it did when constructed.”

The Council Plaza Flats are now done, and there are some SLU students living there, but the retail aspect remains empty. Understandable, because these are tough economic times. If they are having a hard time finding paying tenants for the renovated building, what compels them to believe it will be viable to secure tenants for the proposed new-construction building? “Signed letters of intent from two national chain restaurants” is good, but check the definition of “intention” while looking at economic forecasts. By its nature, development is always a gamble, but this particular gamble feels foolish.

Talk of creating a more pedestrian-friendly building is laughable. All of Council Plaza was originally designed with cars in mind. And even though plenty of people do walk to Del Taco, until they take care of the dangerous intersections around it (and the new bill claims all streets and entrances will remain as is), there will never be anything remotely pedestrian-friendly about this site.

The Alderwoman Professes to Know Nothing
Council Plaza sits in the 19th Ward, which is governed by Ald. Marlene Davis. She smartly signed off on the original 2008 TIF plan, and when construction didn’t move along as quickly as planned (another common construction occurrence), she instituted a new plan on June 17th, 2011 that extends the TIF agreement that allows the developers until August 31, 2012 to finish the project.

But when it comes to this new change of plans, a June 23, 2011 St. Louis Post-Dispatch article about the proposed demolition reports this (bold face is mine):

Alderman Marlene Davis, whose ward includes the site, said she generally agreed with the plan, though she hadn’t been briefed on its specifics since a broader plan for neighboring Council Towers was approved in 2008. The area needs more shopping opportunities, she said, and, barring unusual circumstances, people have the right to tear down buildings that they own.

“I support the development plan that (Yackey) showed me, which includes new retail,” she said. “I’m not part of the decision-making process of what you may keep or change.”

If we take what she says at face value, it would mean that Ald. Davis has had no talks with the developers since 2008, until recently when she was given only the most minimal details about the proposed new building. But that was all she needed to hot-foot paperwork to introduce Board Bill 118, a proposed ordinance that includes a blight study of The Saucer (and – by association – claims that Council Plaza is still crime-ridden and unsafe; great way to attract tenants, yes?) and would abolish all the safeguards previously set in place to prevent easy demolition of any building in Council Plaza.  In addition, the TIF would pay for the demolition.  Read more about the bill and the blight study here.

Typically, a request for demolition in a historic district would need to go before the city’s Cultural Resources Office for debate. But in this case, in a matter of 3 working days from the TIF extension, someone took this blight request directly to the St. Louis Redevelopment Corporation for quick approval and created Bill 118 that takes the matter directly to the Board of Alderman (BOA), thus bypassing any prolonged demolition applications and potentially messy debates about the building’s merit.

Exactly who worked so quickly and diligently to pass through this change of plans? I wonder, because Davis implies she doesn’t really know any specifics about the new plans. So what would compel her to work so quickly for an undefined plan? Of course she supports changes that improve economic development in her ward, but in this case, what are these changes, exactly? If you’re going to bat for something, wouldn’t you want details? You surely wouldn’t go to all this effort merely on the word of a developer, would you?

The other troubling aspect of her public statement to the newspaper is: “I’m not part of the decision-making process of what you may keep or change.”

Any business looking to renovate a building – with or without historic tax credits – in the City of St. Louis has to work with their ward’s alderman to assure an achievable goal.  Seeking their assistance is a normal part of the process. And monitoring the condition and viability of any income- or tax-producing building in their ward is most definitely part of their regular duties. It is safe to say that the majority of the successfully re-emerging business and residential districts in the City of St. Louis were made possible because of the decisions of an alderperson. Just as it is safe to say that most buildings that come down in St. Louis did so only after its alderperson weighed in on the matter.

In the case of this change of plans at Council Plaza, it is artless and graceless for Ald. Davis to claim in the press that she has no part in the decision-making process. And it’s curious to assume that her peers on the BOA should automatically approve plans she claims to lack details on. Either she knows full well all the details (and since she’s endorsing it, should be proud of it), or she truly doesn’t know details and is simply counting on the “business as usual” tradition of Aldermanic Courtesy to take care of developers the City already holds in favor.

Either way, it’s another discouraging example of why St. Louis continues to lack self-esteem in the realm of commandeering this City toward a strong economic viability that also bolsters civic pride (and undoubtedly, pride bolsters a city’s economy). What is the point of all the paperwork and expense of Historic Designations, TIF ordinances and due process if it will all be shunted aside by aldermanic loopholes – both legal and courteous?

Also discouraging is the lack of Big Picture Thinking on the matter of The Saucer. Grand Center just launched their initiative to build a better “sense of community” with a “serious planning effort” for a common vision for the area. Anyone who’s ever come to Grand Center from Highway 40 knows they’ve arrived when they see The Saucer – it’s like the entry gate to our cultural district. If City Hall needs proof that this building matters to us, take a look at the numbers and the comments on the Facebook page that immediately sprung up to oppose its demolition.

All this media attention would sure make it easier to find a new, paying tenant for the Spaceship historical landmark. And if the BOA were to take a break from Aldermanic Courtesy and deny demolition, all that joy and civic pride would come in handy during the next (odd-numbered ward) aldermanic elections.

• This Wednesday, June 29, 2011 at 10a.m. in room 208 of City Hall is when the Housing, Urban Development and Zoning Committee (HUDZ) invites the public to weigh in on this bill to allow for the demolition of The Saucer for a new building we yet know nothing about. Show up and share your thoughts.

• You can also sign this petition, which is a joint effort by nextSTL and ModernSTL, and will presented to the BOA before a final vote is made on Bill 118.

The Fountain at The Vedder

On Nottingham in St. Louis Hills stands The Vedder apartment building. To some, it’s known as The Eddie Vedder, but to anyone who sees it, it’s magnificent.

And it just got even better. Take a look!

For the first time since I’ve known the building, the fountain is on! And with lights!

There is a For Sale sign in the front yard, which may explain the improvements. And what a seriously smart move – who can resist the Vedder with a working fountain?

Hug It Out: Some Buder Building Love

Grouphug St. Louis celebrated the first round of some lovin’ for StL with a party to view all the submissions of fine folks hugging the things they love about our city. I was honored and jazzed to have the photo above make the Top 20, twenty photos we voted on to find the top 3 winners. And here’s all the photos!

The City of St. Louis is rightly and widely known for its massive collection of still-standing brick buildings from the mid-1800s onward. What gets overlooked in all the architectural appreciation is how many fine mid-20th century buildings we have, as well. The Gateway Arch gets all the attention (rightly so), but check out the Buder Building:

I chose this building for the Grouphug because it’s the perfect building for me. Early 1960s blonde brick and metal, graceful and stately because it was designed to be the Buder Branch of the St. Louis Public Library. Then it became a used record store. Mid-century modernism, books and records… that’s all I need to maintain a consistent level of satisfaction and the Buder has all 3. After this hug photo was snapped, I also gave it a big sloppy kiss. And that ain’t the first time I’ve done so!

Barely There: St. Louis Hills Office Center Update

In July 2010, I was hopeful and optimistic about the construction that had started on the St. Louis Hills Office Center. Read the report here.  Shy of a year later, it’s not a rebirth but a high-profile remuddle.

The new bits on the back of the building are blandly modern, all EFIS and glass grid, nothing to be excited about in either direction. But when the iconic green letters  and green metal panels (seen above) disappeared from the building, it was time to find out if they were coming back (maybe they took them down for a cleaning?) and what is intended to occupy the building when it’s done?

I contacted the owner of the building, Dan Stevens, who had given us a tour of the building in 2007. He made it clear that he is no longer involved in the development of the building, and because they have destroyed all the vintage architecture of the building, does not approve of what has been done to it.

The St. Louis Hills Office Center has been owned by the Stevens family since 1974, and was put under Dan’s primary care.  But in the last couple of years, more of the family has become legally and actively involved in the redevelopment, which creates group decisions with majority group votes. Dan does have experience with renovating old buildings (see the Ozark Theater in Webster Groves), but with this building, he says all of his input was outvoted.  He divorced himself from the project and is deeply distressed that it has become “a huge, architecturally meaningless white elephant.”

Dan does not know what the intended use is for the completed building that’s gone way over budget. 16th Ward alderwoman Donna Barringer said the plan is to rent each floor to a company when the building is completed.

With the back wing of the building long gone, there is now a generous surface parking lot to take care of future tenants. Keep this in mind as we walk down Chippewa to see the rest of the buildings they also own on this block.

For several years now, this handsome deco brick building has been the only occupied property on the block. Even as they’ve been renovating the buildings around it, the comic store was still holding down the fort in the best looking building of the bunch.

And now it is gone, sacrificed for a surface parking lot. This is a complete tragedy and a complete waste when you view all the parking that will be available behind the office building. I realize it’s impossible to have on-street parking in front of this retail strip, which is why all these buildings have long had parking in the back, which seemed to work out for several decades.  Will they be granted a curb-cut off Chippewa for this new lot? Or will patrons still have to access the alley to use it? Either answer still makes the loss of this building a deep shame.

The interior of the Office Center has been completely gutted for the new development, and the fabulous front stairwell has been exposed to the elements for several weeks now, which is disturbing. Does that mean it’s going too? Dan Stevens is taking this all so hard that I couldn’t bear to ask him.

He did say that he rescued the medical medallion that used to hang above the side door when he learned it was slated to be scrapped for its aluminum value.  Learning that, chances are real good that the vintage green lettering is now landfill (and thank you to a friend for checking the dumpsters the day he discovered them missing from the building). And I’ve got a sinking feeling in my gut about the stairwell.

It is desirable to re-use a building, rather than demolish it, always. But having spent several years watching this building whittle away to a shadow of its former glory, I have to ask: Would it have been emotionally easier and developmentally cheaper to just demolish it? At least that would have been like yanking the bandage off real fast to get it over with. Instead, it has become an excruciatingly slow peel-off that takes the scab with it.

I feel bad for the building because from day one, it’s had nothing but trouble over being what it wanted to be. From neighbors in the 1950s forcing it to be redesigned, to owners in the 2010s erasing the last of its grace, the St. Louis Hills Office Center was a mid-century modern swan long gliding across the wrong lake.

St. Louis Mid-Century Modern on Display in “Parade of Homes”

I know several people who regularly attend the open houses of for sale homes.  While some of them are always on the look out for the perfect home to move into, generally it’s the ultimate in window shopping combined with HGTV voyeurism.  Meaning, it’s a great hobby to have!

What if you’re really into mid-century modern homes? How would you like if 10 of them were all open on one day? It’d be like a parade of atomic age goodness, or in the parlance of 1950s’ newspaper real estate sections, a “Parade of Homes”!

This Sunday, May 22, 2011, from 1 -4 PM that’s exactly what’s happening. Modern StL board member Ginger Fawcett enlisted fellow real estate agents with mid-century modern listings, and they’ve banded together to have them open and free to the public for 3 hours. Lately, when a choice MCM goes on the market in St. Louis it gets snapped up pretty quick, so coordinating 10 properties like this at one time is a rare feat. It is also the first such event in St. Louis. Lots of groundbreaking here!

The 10 homes you can view (and buy, if you’re so inclined) are:

Time Capsule: Lustron Photos & Memories from the 1950s

My friend Tim Wahlig (he of the Popular Mechanics Home Handyman encyclopedias) once mentioned that his parents’ first home was a Lustron in Brentwood. I begged to see photos. And now his mother, Pat, has yanked out the old photo album to share with all of us her photos and memories of living in – and remodeling – a Lustron.

The home shown above was built in 1949. It is gray Lustron #1067, according to the Lustron Registry. Pat and her late husband Bob were married in July 1957 and moved into this home over Labor Day Weekend, a month after their wedding.

They bought it for $15,000 from two spinster ladies, one who was an interior decorator, and both of them gardeners who had a prize-winning garden along the driveway. At the time of the sale, Pat and Bob asked if the flowers would remain, and they said “yes.” Come moving day, they noticed that everything had been dug up!

Pat says they “knew absolutely nothing about Lustron” when they saw it, nor were they looking for a house with no basement. But at 1,093 square feet “that house just fit us. The inside storage was good – the closets ran to the ceilings. Being newly married, we hadn’t accumulated anything, and we had no furniture so the built-ins were just perfect.”

Bob Wahlig was a very handy man, and almost immediately he set about personalizing, rearranging and adding to the Lustron. Like the screen-porch he built on the rear.

Bob also pulled out the wrenches and moved some exterior walls to change it from a recessed side entry to a flat front facade with the door facing the street. Pat provided this link, and scroll half way down you will see the original floorplan of their home. She added that the photo under the floorplan drawing is exactly how their home looked before the remodel, and that it “was simple to square off the porch; everything simply screwed together.”

Original owner added a fireplace to their Brentwood, MO Lustron in 1958Bob had a bunch of sample bricks in different colors, so made the patterns you see above. The firebox was a Heatlator “that was very efficient as it blew heat right into the room, even without an interior fan.”

The fireplace left them without porcelain panels for the sides and the ceiling, and they looked into getting panels by contacting gas station builders. They were told none were available, but they could be custom made, but the cost was prohibitive, and color matching couldn’t be guaranteed.  Bob wound up using wood panels for the ceiling, and these matched the new panel he would build for the dining room pass-though (more on that in a bit).

Pat & Bob’s first child, Daniel, was born early in 1962. There he is with his Dad in the recliner by the fireplace. With the leftover bricks from the project, Bob built a planter under the living room bay window and put his aquarium in it!

And that fireplace became the focal point for all official family photos, like Dan with his godparents (above) who look fabulous!

Lustrons came with a floor-to-ceiling, built-in buffet that divided the living and dining rooms. Tons of storage and a handy pass-through space. They needed that storage space, but also needed a bigger living room and space to expand their dining room table. So Bob unscrewed the buffet and moved it against the wall of the service and storage area. In it’s place he built the wood panel wall (shown above), which added 22″ to the kitchen, which was enough room to add this small table and chairs.  Also of note is that rather than the customary ceramic tile floor in most Lustron kitchens, theirs was a dark brown asphalt tile.

This wood panel also gave them the rare opportunity to hang something on a wall! With all the built-ins, there wasn’t much space to hang pictures, so Pat didn’t have to confront hanging things with magnets or screwing them into the steel panels.

They absolutely loved living in the Lustron; “It simply worked perfectly for us. Ours was the party house for all our friends.”
And what did their parents think of them moving into a steel house?

“Mom just loved it! Dad did, too.  He enjoyed the first time Bob’s dad, Tony – who was a trim carpenter – came over to see the place. ‘Tony! Just look at this house. No carpenter needed!’ Tony laughed as he’d come in the back door and had his hand on the kitchen counter. He looked down at it, tapped it and said, ‘Well, this must have taken a carpenter!’ ”

Being an all-steel home, did it have special upkeep issues?
“Absolutely none! Every spring I was up on the roof scrubbing it while Bob worked on the awnings. I washed all the walls and ceilings every year, too. I remember the first year that I washed them, they had a yellow film, but the two old ladies didn’t smoke. Bob concluded it was because the furnace had no filter.”

And was it comfortable in the summer and winter?
“The heating system was just AWFUL!!! The furnace was up in the utility room ceiling, behind the Lustron panels, and hot air just blew through the ceiling – no vents! While the concrete floors were freezing, so we carpeted them.”

“Bob did cut a hole in the front bedroom wall, under the window, for an air conditioning unit. Back then it was rare to have A/C.

“A couple years after moving in, we bought a washer and dryer. The utility room had built-in hooks for a clothes line to dry laundry.  But since there was no way to vent the dryer outside, the moist air blew right into the house. My windows seemed dirty all the time! But the humidity didn’t bother us. We were young, so it was all OK.”

They sold the Lustron in early 1963 for around $17,000 to a young couple with two toddlers. “We were really surprised they’d be interested in a two bedroom home. But we were glad they were. It wasn’t an easy house to sell!”

The Louis Avenue Lustron still stands today, but it now looks like this. When I shared this photo with Pat, she replied, “UGH!!! That’s like putting plastic on a brick house!”

Nice to see that Bob Wahlig’s chimney remains, as does the original roof. Pat remembers that some owners after them turned their screen-porch into a proper bedroom that runs the entire width of the back of the house. County records show that the addition brings the total square footage up to 1,489. They also list its style as “Ranch.”  Eye roll.

Inside Ladue Estates

Modern StL teamed with the residents of Ladue Estates to present an Open House & Tour of their neighborhood. It turned into a gorgeous spring day, and over 75 people came out to tour the inside of 5 open homes and take guided and self-guided tours of the entire subdivision.

“The Kitchen” (as it’s come to be known by anyone whose ever seen photos of the original GE teal blue metal kitchen in #3) was a major draw, to be sure. But the comments from those who toured all 5 homes was about how completely different each home was, and how beautifully it highlighted the eternal allure of the post-war ranch house, a thoroughly American architectural style.

One of my favorite comments was, “$10 is way too cheap for this event. I’ve been to other home tours that charged way more for a lot less. You shoulda charged $20, at least.” (It was $5 for Modern StL members; if you wanna take advantage of this kind of savings in the future, become a member!).

The Ladue Estates trustees – Mario Conte, Lea Ann Baker and Suzanne Walch – knew long ago how special their subdivision was, being untouched by tear downs and McMansions, and that it had a certain magic that made it a real world paradise. With Lea Ann leading the charge, they spent 3 years working on the application that would land Ladue Estates onto the National Register of Historic Places in May 2010. This is the first mid-century modern neighborhood in Missouri to make the list, and one of very few in the United States.

The induction ceremony in October 2010 was a milestone moment that made one hopeful that mid-century modern architecture might be spared the callous and rampant destruction that took out far too many turn-of-the-20th century buildings in St. Louis (and nationwide). Watching the genuine enthusiasm and joy of the tour attendees was a sweet moment, fanning the optimism that there are plenty of us around who “get it,” and that our newest – and last – wave of historic homes will be cared for and loved for decades to come.

A day of appreciation like this is one of the reasons Modern StL formed in the first place, less than a year ago. There are many other worthy MCM StL neighborhoods that deserve an event like this; we’re lucky to have them and hope to feature them in future events.

As for Ladue Estates, I had the pleasure of working with the Trustees on a feature article for an upcoming issue of Atomic Ranch magazine. I’ll be sure to let you know when that’s available. And they are already contemplating throwing another event like this in the future. Imagine these beauties decorated for Christmas….? It’s a thought!

Some Mid-Century Modern Along Watson Road

If you head west on Watson Road out to St. Louis County, and cross the Elm/Rock Hill intersection, look to the right for some relatively untouched mid-century goodness tucked in among the ever evolving retail in Crestwood. The building above may not catch the eye while speeding by, but take a closer look at what it reveals.

This building dates from 1961 and was built for Knoll Florist Shop. It’s undulating roof line and concrete walk always reminded me of a clam shell, but upon learning whom it was built for, it becomes clear that it may have been intended to represent the petals of a daisy. And check out how the iron railing follows the curves of the concrete; one of those kinds of details common back in the heady days of the Suburban Boom, and sadly missing now due to design and construction budgets, and the temporary nature of a revolving door of tenants.

Note how they directed customers to the curved, tiered steps, looking like a wedding cake.  This view makes one take in the scalloped roof line and the tiny, multi-aqua ceramic tiles, all intended to create a whimsical environment that puts one in the mood to browse flowers. Maximum (but subdued) glamor for what is, essentially, a cinderblock building. Love it!

Summer 2012 Update

Turns out this building was done by architect Erwin Knoesel & Associates. We learned this while visiting his son, Richard, who still lives in the house designed by his father in the 1930s. His father’s original drawing, above, is one of thousands of architectural documents that he retains.  Another Erwin Knoesel building that you may know is Tropicana Bowling Lanes.

A different floral shop moved out in 2006, and is now inhabited by some type of cash establishment, who has made no exterior changes, so bully for them. Now, take a look at the building in the right background in the photo above.

The back half of this building is a 1960 creation for Bond Cleaners. The steep chevron pattern along the side of the building makes me wonder if it had also originally been along the front, because they wouldn’t typically get this creative on the sides of a building alone when googie architecture was all about catching a motorists eye. Then again, it was next door to a Howard Johnson’s (on the spot where Steak n’ Shake is now), so providing eye candy for sherbert-saturated diners may not have been such a bad idea.

The above photo shows the beginning of construction of a new entry portico in 2006. I refer to this place as The Endless Build, because from this point till the summer of 2009, they went to town on this new section.

Month after month, year after year, they kept adding more plywood, more EFIS, and more goo-gaws. Just when I thought they had to be done, they’d add another layer of bric-a-brac. I have a whole series of progress shots of the gawdy from the spring and summer of 2009. I stopped this only when a man working on it got a tad hostile with me early in the morning, wondering why I was photographing it. He begrudgingly answered my question of what this was going to be: a restaurant. That encounter – and this photo – was from August of 2009. It still looks like this (so at least the embellishment has stopped) and it’s still vacant.
And now back to westward Watson…

Cross Grant Rd (home of the glorious Ridgewood subdivision just over the hill), dip down into the valley, and as you head up the hill toward Crestwood Plaza, you’ll see the 9109 Building. Built in 1965-66, it strives for executive seriousness with a dash of style. And those stainless steel address numbers on the elevator tower make good on the saying “Larger than life is just the right size.”

Original tenants included Bond Men Inc. insurance company, Glennon-Rogers Insurance Agency (why did businesses stop using such a great word as  “agency”?), John Tierny (an insurance agent), and Kummer Construction Co.

Why I find this building beautiful includes: the stark contrast between dark brown brick inside a (bet ya it was originally) white rib cage; how it appears like a giant block with geometric pieces cut out of it to create dynamics and visually call out the different uses of the building, from offices above to retail on the ground floor front. It’s both imposing and welcoming at the same time.

Because it’s built into a hill, there are stairs that run along the west side of the building. Note the minimalist detail of a stair rail that would see minimal use. Details mattered back then. Also note the view to the right.

It’s the Sappington Cemetery, established in 1811, when Crestwood was an agricultural paradise. Then Crestwood grew by 10,000 people between 1950 and 1960, with retail, business and homes rapidly carving up the land around the tiny cemetery. Because it was in a prime location, I can imagine the fights that took place to preserve it. And walking through it is quite an odd sensation, very bucolic despite the location. Keep walking through tombstones rendered unreadable with time and you come to an ungodly tall tie wall…

…with this building below it. One can catch a glimpse of this sleek puppy if you look right down the street Watson Industrial Park while on Watson. The first few times I saw it I thought I was seeing things; how could such a handsome building exist in such a “remote” location? These are the kind of buildings that more typically were put in prominent places so they could show off their post-war prosperity and progressive power.

But in 1960, they erected this building down in the valley, before a creek, for companies that weren’t seeking maximum traffic.  Some of the original occupants  were Peters Marketing Research, Thelma Williamson Mail Service, Lawson Power Products, Rawbach Casket Co. and a rubber goods manufacturer, Fabreeha Products Co. How wonderful it must have been to walk into this hidden jewel of a building 5 days a week.

Unlike the other few buildings in this Park, the current owners have not marred the exterior of the building (though they really need to trim those shrubs that are blocking the ultra cool window treatment), which is amazing in and of itself.

These are just 3 examples of some original atomic age buildings along Watson Road.  Stay alert and you’ll find many more that reveal how excited people once were about having buildings that reflected their burgeoning new society in a positive and artful way.

What Did It Look Like Before?

The first story – with its handsome brick work and rounded corner – was built in 1940. The second story was added in 1985, neatly doubling the space of this modest home to almost 1,100 s.f.

What’s unusual about this vinyl siding topper is that it faithfully follows the curve of the building while matching its ground floor fenestration. Meaning, some real thought was put into this 2nd story addition, which is all too often not the case, especially when it comes to round corners.  Here’s an example of what not to do.

Wish that Way Back Machine was invented already so I could cycle back several decades and see what the original roof looked like. Considering the care that was taken with this remodel, wondering if it was much like the new one?
